Additional Information Estate

Kentish Garden Estate
Kentish Gardens Estate
The Estate is formed of approximately 0.7 hectares of sloping land that once formed the landscaped gardens of two large mid-Victorian houses fronting onto Broadwater Down. The site has two principal landscape characteristics loosely termed the 'garden' forming the lawns and planting beds adjacent to the brick paved roadway and house frontages and the 'woodland' being generally the areas between or to the rear of the houses up to the site boundary.

Gardens & Woodland
The garden and woodland areas have been designed to include numerous indigenous trees and shrubs to supplement the large existing trees some of which are protected by Tree Preservation Orders. These include oaks, birches, yew, willow, laurel, sycamore and cedar species. Smaller areas of existing and new planting include birch, hazel, spruce and individual species such as camellia and rhododendron. Ground cover of ivy, bamboo, skimmia and cotoneaster is provided to planting beds fronting lawns.
The woodland to the north of the site is accessible by residents and has two paths passing by an upper and lower pond, protected by timber safety barriers and home to a variety of protected species such as frogs, newts, toads and salamanders.

Architecture
The very private and secluded cul-de-sac site comprises just 11 properties, 7 of which are 4-storey town houses located in a terrace and 4 smaller apartments in two pavilions lining the roadway.
Designed by Taylor Roberts Architects of Canterbury they are of contemporary design and reminiscent of great Georgian or Victorian spa terraces such as Calverly Crescent in Tunbridge Wells.

Site Entrance
The site is very private and is accessed from a single-entry point to the west via electronically operated vehicle gates using a WiFi transmitter to call to mobile phones and or electronic fobs. Pedestrians may also access the site via the side gate.

Parking
Parking is provided for each property and for visitors along the brick roadway. No. 21 has two dedicated parking bays, one directly in front of the house and a further one in a carport covered by a lease. 3 visitor parking bays are provided on the site.

Estate Lighting
The estate lighting comprises stainless steel bollard lamps along the roadway and paths connected to a daylight sensor which automatically switches the lights off in the morning and on in the evenings. Controls to adjust the timing are in a cabinet adjacent to the gates.

Refuse
General and Recyclable Refuse areas are communal and located off the roadway in structures sympathetic to the surroundings. Collections are weekly and alternate between the two types of refuse.
