Versatility is the key factor when describing this stunning 10 bedroom late-Victorian residence. Ideally situated less than half a mile from Canterbury West station and just a 10 minute walk from the city centre in one direction and the University of Kent and private schools in the other, this imposing red-brick villa combines grandeur and functionality. Currently run as a thriving bed and breakfast business it could equally well become a large family house that includes a self-contained annex for a family member or as a rental, or provide office space for those wanting to run their business from home. It could also continue as a successful B&B with an immediate income available to the new owners. Originally built by a local builder for his family, the house was superbly constructed and has been sensitively refurbished from top to bottom four years ago by the present owners. This included rediscovering and revealing many original features as well as modernising the utilities and extending the rear of the property. This beautiful house is now immaculate. The present owners have managed to capture the essence of a bygone era by retaining its period charm but have ensured that it is also suitable for life in the 21st century. From the moment you walk up to the panelled outer front door with its original stained glass windows that continue on the inner door you can feel the warm and friendly atmosphere. This prevails once you are across the threshold and is enhanced by the lovely features that flow throughout the property including working fireplaces, original flooring, tall skirting boards and high ceilings, picture rails and the original sash windows that have been renovated and double glazed. With the exception of the attractive dining room with its original flooring and bay window that is used as the guests’ breakfast room, the whole of the ground floor has been fascinatingly redesigned to be a discreetly ‘hidden’ three bedroom apartment for the owners. It includes the spacious light and airy lounge/dining room with its attractive fireplace and wood burning stove and incorporates the extension with glazed doors to the garden. What the Owner says:
“When we first saw this property we fell in love with the Victorian architecture, the grandeur of the rooms and the sense of history that pervaded throughout. At the time it was in a neglected state as it had been previously used as offices and living accommodation. However we really enjoyed the challenge of renovating, refurbishing and extending the house to suit our needs whilst ensuring the property remained flexible should future owners wish to occupy it differently. Our most satisfying change was to open up the hallway and stairs to allow light to flood the centre of the house from the impressive feature window on the landing; this really opened up the downstairs which is a fabulous entertaining space. We are only moving because we have been offered another opportunity to develop a business project elsewhere and we hope that the next owners will be able to take advantage of everything we have done to create this lovely home and business or easily adjust it to suit their particular needs.
The location is wonderful – Canterbury West station is a 7 minute walk away for the high speed service to St Pancras and older children can walk or take the bus to school. There is so much to do in the vicinity, whether you want to revel in the history and culture of Canterbury, or go to the beach at Whitstable, visit the theatre at the Gulbenkian or the Marlowe, play golf at the Canterbury Golf club or sample some of the wonderful restaurants in the city".
